It seems that 32% of newly built custom homes are long-term quality homes.
I read Shinken Housing's "Housing Industry Forecast," which I look forward to every year. As always, it lived up to my expectations with its breadth and depth. What caught my eye was the ratio of long-term quality homes. For a long time, major housing manufacturers have been almost always willing to provide long-term support without any notice. In contrast, for small and medium-sized construction companies, the ratio is well below 1%. That was the perception I had for quite a long time.
However, we found that the current rate is 32% for custom-built homes and 12% for detached homes. It appears that for builders who have built more than 500 custom-built homes, the rate is easily more than half at 61%. However, as soon as the number of homes built falls between 50 and 500, this rate drops to 20%. At 50 homes or less, it drops to 12%, or almost 6%. Since the majority of builders build fewer than 1 homes, when building with such builders, the rate of decent homes is only 50%.
Considering this, I think it is safe to say that people who build without careful consideration are better off with a large company. Also, it is clear that the top 10% of small construction companies have been making efforts to improve performance over the past 1 years, but the remaining 9% are slacking off.
